John Dixon & Associates & Portfolio Property Advisors Form Partnership

Portfolio Property Advisors (PPA) and John Dixon & Associates have formed a partnership, Portfolio Property Advisors Auctions, LLC (PPA Auctions), combining JDA’s auction expertise with PPA’s strategic commercial real estate advisory.

The core business of the partnership is to provide auction services to the FDIC and other federal, state and local governments who have real estate assets that would be most effectively sold via an auction. Through this partnership, PPA Auctions has auctioned more than 1,000 commercial and residential real estate properties exceeding $250,000,000 throughout the United States. We offer a unique specialty in auctioning bank assets of all types, an area of expertise that should greatly assist the FDIC as they assume responsibility for toxic assets in their takeover of commercial banks.

We have experience with a broad spectrum of property types, which includes land, commercial buildings in the retail, industrial and office sectors as well as apartment complexes, condominiums and single-family homes.  We also work in urban, suburban and rural areas.

PPA/JDA created the joint venture, PPA Auctions, to offer both government and bank sellers of real estate assets a disposition model that brings together those who are distinctively and proactively search for value-priced properties with sellers seeking a quick and confident, yet fair-minded, resolution to a sale. 

A Two-Phased Approach Combining PPA and JDA’s Unique Skills

  • PPA Auctions' service begins with formally introducing the seller to any number of potential buyers who have already engaged PPA to locate strategically-available assets that might result in an attractively priced, rapidly executed transaction, and some assets will be purchased at this stage.
  • For remaining assets, JDA will present their marketing strategy to the government or bank entity and the benefits of selling real estate at auction.

With this two-phased approach, a portion of the portfolio may have an immediate opportunity for purchase by an existing PPA client who has engaged the firm to locate targeted acquisitions. 

JDA will immediately package the other properties to prepare for auction.  It could be that a property in the portfolio initially slated for purchase by a PPA client results in going into the auction.  Likewise, a property that was initially targeted only for auction may not be sold at the desired price and would become a targeted asset by a PPA client.  This synergy will work quite well between the respective firms.

Selling real estate has traditionally been a time-consuming process for both the seller and the buyer. Negotiating terms can be a lengthy and often frustrating process. JDA/PPA is proud to offer an exciting, efficient and, most importantly, effective alternative to our clients. The auction process, while not new, is fast becoming the method of choice for meeting the needs of both sellers and buyers, particularly among bankers and government entities who have recently become landlords of last resort. Our auctions are able to accomplish this because they are based on three proven principles:

  • Auctions generate excitement. The bidding atmosphere is fun, competitive and stimulating.
  • Auctions are time limited, which gives the potential buyer greater incentive to act. They simply can't wait.
  • The auction process is flexible enough to meet the unique needs of each client. We can structure the auction in a traditional setting (with or without online participation) or a sealed-bid format as an absolute or reserve auction, for clients with multiple real estate assets in various locations.
