As we complete the market selection engagement, one of the results is an extensive understanding of the key players for your target property type in that market as well as inventory movement, demand/supply issues, weak or weakening owners and the reasons for their difficulty, submarket or neighborhood characteristics and trends that are being reflected in availability and a deal structure, etc.

By design of our research model, this information results in identifying strategically aligned properties or portfolios that could be available if the owners were asked of their willingness to consider a sale. Our experience is that 30-45% are open to discuss a deal.

We then exchange non-disclosure agreements or move directly to request and receive a rent roll, financial statements and capital improvement expenditure information.

The deliverable are actually interested parties who agree to discuss the sale of their property or portfolio to the PPA client.
