About Us
Portfolio Property Advisors, LLC is a nationally recognized management consulting firm that provides strategic planning, competitive strategies and lender/banker relationship turnaround services to commercial real estate owner operators, developers and investors.

Our practice is unique. We prepare and update strategic 3 to 5 year business plans not only for CRE owner operators and developers but also for start-up/early stage CRE private equity firms.  Core issues these plans address include:

  • Thriving and growing in a challenging economy
  • Repositioning the company/fund so as to gain sustainable competitive advantage in specific niche markets
  • Building clients, referral sources and projects in ways that produce a more predicable pipeline of opportunities and closed deals
  • Defining strategic and operational goals that optimize your lines of business, metrics and ways to create value

  • (Re-)Establishing banking relationships and debt structures that create competitive advantage rather than disadvantage, particularly in your lender relationships that were acquired through an M&A transaction.
In a second advisory area, our clients fall into two categories.

  • Owners who have multiple loans across multiple lenders for whom “extend and pretend” is or may not be an option across the entire portfolio.  Unfortunately, this is often for reasons not yet known to the owner/borrower, especially for one who sees no justification for the bank/lender to downgrade the current relationship.
  • Owners who have ready capital to acquire retail, office, industrial, multi-family or hotel assets and who can move quickly given the current market conditions to pursue opportunities. 
Our deal size is generally properties from $3MM to $50MM with portfolios from the low 8-figures upwards to $150MM.

For the first group, we begin with a portfolio wide audit and review of debt outstanding across all lenders.  This Extend and Pretend AnalysisTM, as we call it, places special emphasis on the position of our client in relation to each lender’s change in business strategy, financial health, regional or property type emphasis, oversight from regulators, “profitable” customer metrics, etc. etc. Often, the result is consolidating/retiring debt and/or bringing new equity in advance or part of a “prudent” loan workout process.

For the second group, i.e., those who desire to acquire, we focus on locating portfolio’s as well as individual properties that strategically fit that client’s growth objectives rather than only those currently available for sale on the local market. Our model is to research the market and submarkets using proprietary market research data, a database of over 1700 owner relationships, contacts with property managers, bankers, brokers, consultants, etc.  We then select properties that fit our client’s criteria for acquisition targets and directly engage the owners of those properties to facilitate a transaction. Often, these introductions are to owners in the first group noted above whom we are helping to address extend and pretend issues.

We are active in all 50 states and several property types including multi-family, office, industrial and retail.

Our financing expertise is to raise equity for deals that can be as low as $3.5 Million for an individual property to upward of $100MM in total purchase price for a property or a portfolio. Our clients have been located are in the Southwest, the Midwest, the Southeast and New York in retail, industrial, office and multi-family.

Our company is headquartered in Houston, Texas and we are a spin-off of O’Connor & Associates, a 200 staff, 39 year-old firm specializing in tax advisory, appraisal, and market research for owners of commercial and multi-family real estate across the nation.
